The B.E.M. – founded in 2016 as a subsidiary of the BIM Berliner Immobilienmanagement GmbH – largely contributes to the fulfilment of Berlin’s climate action goals for the building sector on a daily basis. The area of action includes the identification, development and implementation of energy efficiency measures and the energy efficient operation of buildings in the area of technical building equipment, including electronic technology.
After conducting a noncommittal savings analysis, it was revealed that the upper school center in Spandau would prove meaningful results. Vilisto prognosticated a short return on investment based on the current building and usage situation. The property consists of 5 buildings, whereof one newbuilding and the workshop building were chosen for an optimisation.

Result
The installation took place in February 2019 and lasted 2 days. After an initial learning phase of two weeks, the intelligent radiator control from vilisto learnt the usage patterns of the individual rooms and started heating them demand-oriented. The energy consumption was measured for two months using heat meters. After weather-adjustment, the analysis proved energy savings of 25,0%.
